What we see in Malvern homes

Malvern is period housing. Late Victorian, Edwardian and Federation homes, many built between the 1880s and the 1920s, with a band of interwar homes further east toward Malvern East and Glen Iris.

These are beautiful houses and they are genuinely harder to renovate than newer stock. Here is what we plan for.

Bathroom renovation — freestanding bath, double vanity with backlit oval mirrors and brushed brass tapware
High ceilings and original proportions.

Malvern bathrooms often have ceilings well over three metres. That changes tiling quantities, it changes how a room heats and ventilates, and it changes the cost of tiling floor to ceiling. It is worth doing, but it needs to be in the quote from the start rather than discovered later.

Bathrooms added into spaces never designed for them.

Many Malvern homes originally had the bathroom outside or in a rear lean to. Over the last century these were brought inside, often into a converted sleepout, a hallway end or part of a bedroom. The plumbing frequently runs a long way and in odd places. We find out where it goes before quoting.

Original features worth keeping.

Ceiling roses, cornices, skirtings, leadlight and baltic pine flooring. In Malvern these add real value and taking them out is usually the wrong call. We work around them rather than through them, which is slower and needs planning.

Kitchens in the original rear service wing.

Like much period housing, the kitchen sits at the back, often small, often dark, often separated from the living area. Opening it up is the most common kitchen job we do here, and in a period home it needs more care than in a newer one because of what is holding the roof up.

Old services.

Original plumbing, and sometimes original wiring, behind lath and plaster. We price for finding both.

Heritage overlays and permits in Stonnington

Malvern sits in the City of Stonnington, and a large part of it is covered by a heritage overlay. Stonnington has some of the most extensive heritage protection in Melbourne.

What that means in practice for most people.

Heritage overlays are mainly concerned with what can be seen from the street and with the significant fabric of the building. An internal bathroom or kitchen renovation that does not change the exterior usually does not need a planning permit. That surprises people who assume heritage means they cannot touch anything.

Where it does apply.

Anything affecting the exterior. Changing or adding windows. Extending. Altering the roofline. Work to a front facing room where original fabric is significant. In those cases you may need a planning permit from Stonnington, and that adds weeks to the timeline rather than days.

What we do.

Before you spend anything we tell you whether your property sits in an overlay and whether your job is likely to need a permit. If it does, we tell you what that means for your timeline so you can plan around it rather than be surprised by it.

One practical note.

If your home is heritage listed and you are told by anyone that you cannot renovate the inside at all, get a second opinion. That is usually not correct.

What tends to push Malvern jobs higher than average

High ceilings mean more tiling. Long or awkward plumbing runs in bathrooms that were added later. Working around original features rather than removing them. Heritage overlay requirements where exterior work is involved. Older services that have to be replaced rather than reused.

What we do about it

We look for all of this at the quote stage. In a period home there are usually more unknowns than in a newer one, so we tell you honestly where they are and what the worst case would cost.

Malvern questions

The things people in Malvern actually ask us before they call.

Yes. We are based in Clayton, about 25 minutes away. We also cover Malvern East, Armadale, Toorak, Prahran and Glen Iris.

Almost always yes. Heritage overlays are mainly about what can be seen from the street and about significant original fabric. An internal bathroom renovation that does not change the exterior usually does not need a planning permit. We check your property before you spend anything.

Bathroom renovations here start from $8,000. Malvern jobs often sit higher than average because of high ceilings, long plumbing runs in bathrooms that were added later, and the care needed around original features. We give you a fixed price after we have measured.

Yes, if you tile floor to ceiling, which in a period bathroom usually looks best. More height means more tiles and more labour. We measure properly and put it in the quote rather than finding it later.

Yes, and in Malvern that is usually the right call. Original features add real value here. Working around them takes longer than removing them and we allow for that in the quote.

Often yes, and it is the most common kitchen request we get in Malvern. In a period home we check what is load bearing first, because the original rear service wing is sometimes doing more structural work than it looks.

Usually two to four weeks on site. If a planning permit is needed for exterior work, add weeks before we start. We tell you at the quote stage.
