What we see in Frankston homes

Frankston and the northern Peninsula cover a wider range of housing than the inner suburbs. Post war and 1960s homes through central Frankston, a lot of 1970s and 80s brick veneer through Frankston North and Carrum Downs, larger older homes and newer builds around Frankston South and Mount Eliza, and estate housing further east.

That range creates a fairly predictable set of renovation issues.

Central Frankston has a lot of housing from the 1950s through the 1970s, much of it with the original bathroom still in place or last done decades ago. The usual story. Waterproofing that has failed or was never installed, and plumbing worth replacing rather than reusing.

Bigger blocks and better access.

One genuine advantage down here. Wider driveways, side access and somewhere to put a skip. That makes the job easier and it means fewer of the access problems that add cost in tight inner suburban streets.

Coastal conditions closer to the bay.

In Frankston South, Mount Eliza and along the foreshore, salt air affects tapware, shower screen fittings and exhaust fans the same way it does in Bayside. Not as severe as being two streets from the water in Brighton, but worth factoring into fixture choice.

A wide range of budgets.

Frankston South and Mount Eliza jobs often sit at a higher specification than central Frankston. We quote what the job actually needs rather than pushing the same package at everyone.

Common in 1980s and 90s homes here. Usually small, often with awkward plumbing, and frequently under ventilated.

Permits in Frankston and Mornington Peninsula

Frankston sits in the City of Frankston. Mount Eliza, Mornington and everything further south sit in the Mornington Peninsula Shire. Two different councils, and it matters if you are near the boundary.

For most bathroom and kitchen renovations you will not need a planning permit.

In either council. Keeping the same layout and not touching the exterior generally makes it building work rather than planning work.

Where it changes.

Mornington Peninsula Shire has additional overlays in some coastal and environmentally significant areas, and there are areas with vegetation protection. Those affect external work and extensions rather than internal bathrooms. Frankston has fewer overlays overall than the inner east.

Bathroom renovations in Mount Eliza

We work in Mount Eliza regularly, and it is worth its own section rather than a mention in a list.

The housing is generally larger and older than central Frankston, with a good number of homes from the 1960s through to the 1990s on bigger blocks, plus more recent builds closer to the water.

Two things come up more often in Mount Eliza than in Frankston. Bathrooms that are larger than average, which changes the tiling and fixture budget. And salt air where homes sit closer to the bay, which is worth allowing for in tapware and shower screen choice.

Yes, both regularly. Mount Eliza especially. Note that Mount Eliza and Mornington are in Mornington Peninsula Shire rather than the City of Frankston, which occasionally matters for permits on exterior work.

Usually an original bathroom with waterproofing that has failed or was never there, and plumbing better replaced than reused. That is normal for the era and we look for it at the quote stage.
