Brighton is more mixed than most people expect. There are substantial Victorian and Edwardian homes on the older streets, a large number of interwar and mid century houses through the middle of the suburb, and a steady stream of contemporary rebuilds closer to the water.
The common factor is not the era. It is the bay.
Homes within a few streets of the beach see noticeably faster corrosion on tapware, shower screen fittings, hinges, towel rails and exhaust fan housings. Cheap chrome fittings that would last fifteen years inland can start pitting in three or four. In Brighton we recommend better grade fixtures and stainless or brass fittings rather than the budget option, because the budget option genuinely does not last here.
Higher humidity near the water combined with a poorly ventilated bathroom is how mould problems start. A lot of the Brighton bathrooms we strip out have an undersized exhaust fan or one venting into the roof space rather than outside. We fix that as a matter of course.
Brighton bathrooms are often larger than the Melbourne average, and the finish level expected is higher. Freestanding baths, double vanities, floor to ceiling stone and underfloor heating come up far more often here than in most of the south east. That changes the budget conversation, so we have it early.
The 1950s and 60s homes through the middle of Brighton often still have their original bathroom. Same story as elsewhere. Waterproofing that has failed or was never there, and plumbing that needs replacing rather than reusing.
Closer to the beach we occasionally look at a bathroom in a house that is a genuine candidate for a larger renovation or a rebuild. If we think you would be better spending your money differently, we will say so.

Keeping the same layout and not touching the exterior generally makes it building work rather than planning work.
Bayside has heritage overlays covering parts of the older streets, and there are also neighbourhood character controls in some areas. Closer to the foreshore there can be additional overlays affecting external works. None of that usually affects an internal bathroom or kitchen, but it matters a great deal if you are extending or changing anything visible from the street.

Larger bathrooms mean more of everything. Higher specification fixtures, which we recommend here for salt air reasons rather than for show. Failed waterproofing in mid century homes. Stone, double vanities and underfloor heating where people want them.
We will tell you which upgrades are worth it in a coastal location and which are not. Better tapware and fittings genuinely pay for themselves within a few streets of the water. Some other upgrades do not.
