What we see in Brighton homes

Brighton is more mixed than most people expect. There are substantial Victorian and Edwardian homes on the older streets, a large number of interwar and mid century houses through the middle of the suburb, and a steady stream of contemporary rebuilds closer to the water.

The common factor is not the era. It is the bay.

Salt air is hard on a bathroom.

Homes within a few streets of the beach see noticeably faster corrosion on tapware, shower screen fittings, hinges, towel rails and exhaust fan housings. Cheap chrome fittings that would last fifteen years inland can start pitting in three or four. In Brighton we recommend better grade fixtures and stainless or brass fittings rather than the budget option, because the budget option genuinely does not last here.

Ventilation matters more.

Higher humidity near the water combined with a poorly ventilated bathroom is how mould problems start. A lot of the Brighton bathrooms we strip out have an undersized exhaust fan or one venting into the roof space rather than outside. We fix that as a matter of course.

Bigger footprints, bigger expectations.

Brighton bathrooms are often larger than the Melbourne average, and the finish level expected is higher. Rebuild territory.

Closer to the beach we occasionally look at a bathroom in a house that is a genuine candidate for a larger renovation or a rebuild. If we think you would be better spending your money differently, we will say so.
